Property Management

 

DEM’s primary objective, as an advocate of economically handicapped multi-owner communities is to work with and train the Board

on their fiduciary responsibilities, while aiding the unit owners in understanding their rights are.


DEM, will assist the Board in the preparation of a realistic budget, revising and updating the covenants and Bylaws of the Association, and where possible, seek to secure grants for bringing the external and internal buildings into current code.

Without pointing fingers or accusing anyone of wrong-doing, we have long felt that due the lack

of knowledge by Board members on the management of the association’s affairs, they rely heavily upon property management companies, which eventually leads to their total dependence on these companies to manage all of associations’ affairs.

A practice of which has been a major downfall of the community’s financial, aesthetic appeal a long-standing and resale value of their units.  Far too often, we have been called-upon by unit owners to assist them in righting what they feel has been a grave injustice to them as investors, notwith-standing, accusations of theft, graft and fraud by their Board or management company.

We are more than glad to work, with owners, we would much rather work directly with the Board towards a cohesive working arrangement to the benefit of all parties.
