Property Management Consultancy Services and Fees

Property Management Consultancy

(Fees for Rental properties are assessed 10% of monthly rent)

Our standard management consultant contract includes (fees per unit for a standard contract range are $10-$70.00):

 

> Attending Association Meetings (with 3 days notice) will attend  regularly scheduled and annual meetings)

> Prepare sign-in sheets

Association Documents on behalf of BOD: 

> Prepare/forward delinquency letters to unit owners, attorney and mortgage companies

> Maintain records of contracts and owners provide access to all involved

> Solicit bids as necessary for day-to-day operations

> Finance/Budget:

> Collect and deposit all fees

> Process association fees

> Where possible forward electronic receipts

> Prepare monthly printout of paid & overdue fees

> At direction of BOD, prepare preliminary & 3yr Projected Annualized Budget

> Prepare checks for BOD (2) for Association Expenses when provided a directive from BOD

> Verify, process and pay all invoices (Association related)

>  On a monthly basis, forward financial reports with documentation to Association CPA

>  Newsletter:

>  Printing (B&W only - color at cost)

>  Postage

Administrative and community services:

> Prepare monthly reports for BOD & Officers

> Maintain and file association documents accordingly

> Serve as liaison for BOD and as necessary will serve as political advocate

> Create, update & maintain Association database  

> Prepare solicitation to submit bids based on specifications identified by BOD

> Meet with prospective contractors to review specifications

> Meet one-on-one w/unit owners to resolve issues

> Meet w/BOD for purposes of providing status reports

> Receive and resolve maintenance requests in accordance with covenants and bylaws.

> Provide training to Board and residents 

> Update Covenants and Bylaws (as necessary)

 

Crime Prevention:

> Provide an anonymous (D.E.M.’s cost) telephone line for reports of suspected illegal activities

> Work with Police Department in an effort to curtail criminal activities

> Prepare, maintain and provide reports to county police

> Court appearances as necessary

> Legal w/BOD approval:

Delinquency Management:

> Negotiate & prepare promissory notes for overdue fees forward copies to attorney

> Prepare and maintain all payment arrangements of back-owed fees

> Forward 45-day delinquency roster to Association attorney

> Work with attorney as required for court appearance

> Court appearances as necessary

> Where possible locate absentee owners to secure back-owed fees

> Screen and investigate potential renters

> Prepare resale packages

 

All inclusive contracts (*condos/HOAs only) includes all of the above and (fees per unit contract from $30-$60):

> landscaping contractors

​> *painters

> *roofers

> concrete & cement workers; and,

> waste collection
